Below you will find a list of every subdivision (or condo) with properties for sale in Rosslyn. This list is compiled from active listings today. The list below is recalculated often to ensure that Nesbitt Realty is supplying accurate data which you can depend on. The data collected below is taken directly from the Multiple Listing Service, so there are some quirks to keep in mind.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) collected below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when in reality the spelling on a listing was changed.
And, there may be some disagreement as to what exactly a specific community is called. If there is even one letter of difference between a couple of entries this will be listed separately. So, when you really need to get a count, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there another way to spell this specific subdivision?
Definitely, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for lease?
This list does not include rentals. So, it may be that the sign you saw was for a rental property. Not to mention, this list
exclusively includes active listings in Rosslyn.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not
active.
Case in point, from time to time a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the MLS database does not permit us to list those listings in our tally. If you want to know about coming-soon homes in a particular neighborhood, you'll have to talk to us directly.
Is the property under-contract?
Furthermore, from time to time that a listing is already sold when you spot the sign up. Sold or under-contract notices aren't posted instantly. Not to mention, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a sign posted when a property is not active.
