You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) listed below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the listing was updated.
Also, there may be some disagreement as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied separately. Thus, if you really want to get a count, you should consider all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another name for this specific community?
Of course, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the listing for rent?
This list does not include rentals. So, it may be that the sign you saw was for a rental. Not to mention, this tally
only includes listings on the market in Crystal City.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.
Case in point, sometimes a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Furthermore, the MLS database does not permit us to list those listings in our list. Is the listing under-contract?
Furthermore, from time to time that a listing is already sold when you spot the for sale posted. Under-contract riders aren't posted instantly. Not to mention, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a sign up when a listing is not active.
